affordable Property Management

NHS Brooklyn's Affordable Property Management Program is designed for owners of single family homes and 2- to 4-unit buildings who would like to delegate the day-to-day management and maintenance of their property to a trusted organization with extensive experience maintaining and rehabilitating Brooklyn properties.

Eligibility:

  • The property must be located in Brooklyn

  • The property must have no more than 4 units.

  • The property may include some commercial space beyond the 1 to 4 residential units.

  • Owners may be "absentee": that is, they do not need to live on the property.

  • Property may or may not have tenants: the program accommodates both scenarios.

The program will help owners by:

  • Proposing a plan for how to reduce operating expenses, such as property insurance, equipment, and utility bills

  • Managing upkeep of the property year-round, effectively and efficiently

  • Track finances to avoid unexpected expenses

If the owner has tenants, the program will help by:

  • Collecting rent and fielding calls from tenants 24/7

  • Increase the value of their property

  • Retain the property as a family asset

  • Overcome economic hardships due to COVID-19

Professional and technical program services include:

  • Securing estimates from licensed, insured contractors and project management of their work once hired

  • Counseling to refinance the property; secure a reverse mortgage; or avoid foreclosure or the threat of foreclosure, as appropriate

  • Referrals to tenants, if the building has affordable rental units

  • Education to develop owners' property management skills

You do not have to live in the building to use this service.
